We booked and paid for double room but when we arrived we were given the whole apartment! just for two of us!! Breakfast was quite modest but fresh, cappuccino was good. Also Location is just rerfect! 5 min to St Marco and 5-10 min to Rialto.
Our room didnt have tea/coffee facilities

Hotel san Zulian is superbly situated for convenience of access to the central areas of Venice although views were limited to roofscapes. We have stayed there before and would be happy to return.
Although a lift has been installed, there were still stairs to reach our room. It would have been helpful when booking to have a chance to indicate that this would be inconvenient.

We arrived after dark by water taxi after having had our GPS stolen at the carpark. The hotel staff were incredibly understanding and helpful as to where to find a replacement that evening. the location is directly between Rialto and Piazza san Marco so it is within 5 minutes to all the sites and sounds and experiences of Venice. Brilliant.

The location was central. Other than that, there isn't much else good bout hotel.

The service was really good: good, qualified staff and a nice breakfast at our room. Next to it, the room we had (upper level) was romantic, spacious and had a beautiful view over the city. The hotel lies in the center of the city, near Piazzo San Marco and was easy to find. I would recommend this hotel to anyone going to Venice.
Like other guests wrote, the pillows are hard. No other negative points for this hotel.

An excellent reception; good bath with hot water was most important to us following a very hot, tiring and humid journey. A comfortable bed was also very important in a quiet air conditioned room. Excellent value for money, although being English, we do like a choice of breakfast. The option of a boiled egg with toast would have been very welcome, rather than no choice at all other than a standard continental breakfast in a basket. We can recommend this hotel with confidence.
None - excellent value for money and very convenient for St. Mark,s Square.

Fairly clean and fantastic little hotel with the best and top location close to the main square. The service in general was great. Location so close to the airport, the platform and all the main attractions. Nearby Ristorante do Forni - great place to chill out.
Much to be desired breakfast.

The location is fantastic, just a short walk from St Mark's Basilica and the Rialto Bridge, ideal for my work meetings. The triple room I stayed in was surprisingly spacious and impeccably clean, with all necessary amenities functioning well. The staff at breakfast were helpful, made the mornings more enjoyable.
